A home inspection is a visual snap shot of the condition of the house on a given day. While inspectors can not be destructive (cut holes, lift carpet or vinyl flooring), we conduct a very thorough and comprehensive inspection of all aspects of the home. We provide a report that will clarify safety issues and high dollar issues, ensuring the client understands the condition of the house during and after inspection. A digital copy of the report is provided for the client's records as well as verbal walkthrough of the contents of the report.

BUYER HOME INSPECTIONS
Buyer inspections are critical for the largest investment most people will ever make. We will determine if there are any defects or issues in systems, structures and components that are not up to or exceeding current standards from the Texas Real Estate Commissions Standard of Practice.

WARRANTY HOME INSPECTIONS
Warranty inspections give the home owner a snapshot of what deficiencies have occurred to the home since purchase. This normally takes place 11 months after closing on a new build, ensuring buyers get the most out of their warranty.

TRADITIONAL SEPTIC INSPECTIONS
An anaerobic, or traditional system, features is an airtight tank. The waste goes through a decomposition process then travels down a series of back lines to leech into the ground. When testing, we measure the fluid level, scum level and sludge level of the tank and run 100-120 gallons of water to assess for leaks and ensure proper leeching.
AEROBIC SEPTIC INSPECTIONS
An aerobic septic system is designed to break down and purify organic matter faster than anaerobic systems. The system utilizes compressed air to grow bacteria quickly and accelerate decomposition. When testing the system, we check the compressor, control box, alarm light and buzzer, all floats and spray heads (if applicable).
WELL WATER
TESTING
Is your house supplied by a well? Private well water is unregulated, meaning it is your responsibility to test and maintain their household drinking water. Samples are tested for E. coli and Total Coliform, a 24-hour test which can be collected Monday – Thursday.
WOOD DESTROYING INSECT INSPECTIONS
Mud Tubes are a common sign of subterranean termites that can be found on foundation walls or piers going up to beams and floor joists. When precautions aren't in place, insects can find a way into your home – quickly multiplying and causing damage.
